Danube Properties Dubai 2026: Projects, Track Record and Who Should Buy

Danube has launched 41 projects since 2014, completed 20 of them by December 2025 and handed over more than 23,000 homes. Its 1 percent monthly plan, furnished apartments and a sold out Shah Rukh Khan tower worth AED 2.1 billion define the brand, and 11 current projects start from AED 650,000. Track record, plans and buyer fit are all below. Read this before you sign.

Danube Properties Dubai 2026 is the real estate development arm of Danube Group, a Dubai business founded in 1993 by Rizwan Sajan as a small building materials trading firm. The property company started in 2014, and by December 2025 it had 41 launches and 20 completed projects. It is known for its popular monthly instalment model, letting buyers pay a small part of the home’s value each month while the building goes up.

Its homes are mostly furnished apartments from studios to 4 bedrooms, with duplexes, penthouses, villas and, more recently, office space. Current projects cover 5 Dubai communities, from JVC to the Dubai Maritime City waterfront, with starting prices between AED 650,000 and AED 1.9 million.

This guide explains who Danube is, how the business works, what it has delivered, which projects are on sale now, what the next 5 years hold and which buyers should, or should not, choose a Danube home.

About Danube Properties: Founder, Group and History

Danube Group began as a single building materials store in Deira. Founder and Chairman Rizwan Sajan moved from Mumbai to Dubai, set up the trading firm in 1993 and grew it into a group that now employs more than 3,500 staff across 9 countries in the Middle East and Asia.

The group entered property development in 2014. Sajan is widely known in Dubai as the 1% Man because of the payment plan his company introduced.

Danube Group runs 4 business lines:

  • Danube Properties: the development company that designs, builds and sells homes and offices.
  • Danube Building Materials: a trading business offering more than 25,000 products under one roof.
  • Danube Home: a furniture and home retail brand operating across the UAE, Saudi Arabia, Oman, Bahrain, Qatar, Kuwait, India and Africa.
  • Alucopanel: a factory producing A2 grade facade cladding panels in the UAE.

Danube Properties Track Record: Launches, Deliveries and Progress

The Danube Properties track record covers just over a decade. In that time, the developer has grown from a first launch in 2014 to a portfolio of 41 projects. Of those, 20 were complete as 2025 closed, and total handovers had passed 23,000 residential units.

On time delivery is a core part of its pitch. The Opalz project was completed in April 2025, 5 months ahead of schedule. In 2026 the company went further and set itself a public target called 11.11, meaning 11 projects handed over within 11 months.

The developer also states that more than 15,000 apartments have been delivered on its instalment model, which shows how central that payment structure is to its sales.

Danube Developer Profile: Market Position and Business Model

Danube is a private, founder led developer whose portfolio covers mid-market furnished apartments as well as premium sea view and commercial towers. Its core buyer has historically been the salaried expat who lives in the UAE and wants to own rather than rent, and long term residents from India, Pakistan, Sri Lanka and Bangladesh make up a large share of its active buyers today.

Three things set its model apart. Homes are handed over fully furnished, towers include a long list of shared facilities, and the developer is backed by the group’s own building materials business, one of the 4 companies under Danube Group.

In recent years the brand has also moved into higher value segments, with sea view towers on the DMC peninsula, villas within its waterfront projects and a commercial office tower in Al Sufouh.

Danube Payment Plan: How the 1 Percent Plan Works

The Danube 1 percent payment plan has a simple structure. On the standard plan, buyers pay a down payment of about 20 percent, then 1 percent of the property value every month while the building is under construction, and the balance when the tower is ready.

The developer states that it was the first in the region to offer this model, and it runs time bound offers on top of it. During Ramadan 2026, buyers could choose a 0.5 percent monthly plan. In August 2026, Bayz 101 and Bayz 102 in Business Bay were offered for a limited time with zero down payment and instalments of 2 percent a month.

For buyers, the benefit is a low entry cost and a predictable monthly outgoing. The trade off is a long commitment, because instalments continue for the full construction period.

Danube Property Types: What the Developer Builds

Across its current listings, Danube offers:

  • Studios and apartments: from studios to 4 bedroom units, the core of the portfolio.
  • Duplexes and penthouses: top floor and double height units in selected towers.
  • Villas: offered within its larger waterfront projects on the DMC peninsula.
  • Office space: Grade A office units in its Al Sufouh tower, from 453 sq ft to 12,892 sq ft.

Danube Shah Rukh Khan Tower and Celebrity Partnerships

Shahrukhz by Danube, a 55 storey commercial tower on Sheikh Zayed Road, is named in honour of Shah Rukh Khan. It was unveiled with the Bollywood star in Mumbai in November 2025 and launched in Dubai on 9 December 2025 at Dubai Exhibition Centre, Expo City, in front of more than 6,000 guests. All 488 units sold on launch day, and completion is set for 2029.

Other names have followed. Former Australian fast bowler Brett Lee was appointed Global Ambassador in January 2026, and actor Tiger Shroff bought an apartment at Breez in May 2026. A second Shahrukhz project, a residential tower in Dubai Maritime City, entered Dubai’s property records in September 2026.

Danube Upcoming Projects and Plans for the Next 5 Years

The next 5 years are shaped by delivery. Oceanz 1 and 2 are due for completion in February 2027 and Oceanz 3 in April 2027, the Shahrukhz office tower is scheduled for 2029, and the 11.11 programme targets 11 handovers within 11 months.

For the next Danube new launch cycle, the group has chosen a more selective approach. It plans 2 to 3 new projects in the 2026 to 2027 financial year, with a combined sales potential of around USD 4 billion, compared with the 6 it might have launched in stronger conditions. Management has linked this caution to more selective overseas buyers and higher freight costs for imported materials.

Management has credited continued buyer interest to demand for villas and townhouses and to the company’s early delivery record.

Danube Communities: Where the Developer Builds in Dubai

The current listings cover 5 communities. Jumeirah Village Circle has the largest cluster, with 3 projects at the lower end of the price range. Dubai Sports City adds a single mid-priced tower, while Business Bay brings 2 towers near Downtown Dubai.

The DMC waterfront holds 4 projects, including the only villas in the current line-up, and Al Sufouh is home to the office tower. This spread lets buyers choose between budget friendly suburban homes, central city apartments and sea view units from the same developer.

Danube Awards and Recognition

Danube Group has collected more than 50 awards across different categories. In 2026, the group’s founder was named among the region’s Most Impactful Real Estate Leaders and featured in a list of the 100 most influential non-resident Indians shaping business in the region.
